Luxurious Rustico from the late 1500s within most idyllic surroundigs.... boasting fantastic views.

From 2012 to 2015 the main house has been completely restructured. It had to be adjusted to current needs as well as current laws - for instance, Italian law requires the headroom in living areas to be 2.7 m or more. Also the thermal insulation has been improved.
We took special trouble to re-use original materials and we made sure that the execution of work was excellent. The building materials (iron, wood, cement) all are certified, and the workmanship including electrics and plumbing carries a 10-year warranty which is required by law and expires in 2022 at the earliest.

The electrics have been wired in star-format - quite unusual for Italy but thus ensuring that in case of a problem only one wire is affected.

The interior finish captivates by little lovely details such as alcoves or many ancient wooden beams as well as by truly exquisite materials like floor tiles, kitchens, sanitary installations and fittings, all sourced from the best Italian manufacturers.
Windows (double-glazed) and shutters are made from solid oak and oak blockboard.
We didn't skimp on the exterior part either as documented by many meters of natural stone walls, drainage and about 300 m² of tiled terraces and paths. Also, the telephone line that has been cutting the plot in two has been buried.
The property is accessed through a wrought-iron gate with remote control and intercom (to main house and annex)

Satellite dish for ASTRA 19.2° and 28.2° satellites supplies TV and radio signals to main house and annex.

As for incidental expenses in general: there are numerous rumors concerning energy costs in Italy. In reality, the only real 'luxury' here is driving a car. The kWh in fluid gas for instance costs a little less then the kWh from British Gas, water is cheaper than in Britain, and sewage charges don't apply. On the other hand, electricity is comparatively expensive, but heating and cooking with gas and LED lighting in the whole property help to minimize those costs as well. So, on the whole running the property is a lot cheaper than it would be in Great Britain.
